Kotor

On a scale of 1 to 10, the Dubrovnik Old Town is a 9 (10 if there are no cruise ships), Budva a 3 and Kotor a 7. Stay tuned for Herceg Novi and Perast ratings. ;-)

The fact that Kotor is a harbor, not a beach resort makes it appealing to us.  A castle with churches and fortifications literally looms over the Old Town. The city wall is walkable. And we did two epic hikes starting right from our front door in the Old Town.

Alas, I was just reading yesterday that Kotor is now on the cruise ship circuit for boats that are being turned away from Dubrovnik.

I intuited that as soon as we got to Kotor, so I googled for the schedule -- they don't start coming until April, whew.

I cannot quite figure out this Montenegro coast: whether they are on the way up or down, except for Budva where real estate starts at 1500-2000 euros per square meter.

I think the whole coast is on the way up, although parts of Croatia have already got there. It was being touted as the "new Riviera" several years ago, and Hvar was already crowded with floating penthouses in 2004. Of course, the Albanian section still has a long way to go.

I'm not convinced. Outside of Budva, we have noticed many unused/abandoned buildings that I'd consider prime waterfront real estate, e.g. the Fjord Hotel at the very end of the bay in Kotor, though there seems to be plans for a new monstrosity. John thinks it's simply a difference between those that have beach and those don't.
